Cancellation policy
You will receive a full refund if you cancel your reservation up to 30 days before the check-in date. If you cancel between 30 days and 14 days before check-in, you will receive a 50% refund. However, no refund will be provided if you cancel within 14 days of the check-in date. To cancel your booking, email help@wildbreaks.co.uk.


Agreement: The rental agreement is between the Guest and the Owner. Wildbreaks.co.uk acts as the Owner's Agent. The contract is considered valid once the Guest pays the booking and the Agent sends a booking confirmation on behalf of the Owner. The Guest must be at least 18 years old when making the booking.

Booking: The Guest making the booking agrees to these Terms and Conditions and is responsible for all individuals included in the booking. It is the Guest's responsibility to ensure that all members are aware of these Terms & Conditions. The Owner or Agent reserves the right to decline any booking or refuse to provide a key to anyone who does not comply with these Terms & Conditions.

Pets: The Guest may bring up to 2 dogs. Please contact us at help@wildbreaks.co.uk to enquire about bringing other pets.

Payment: Payment must be made at the time of booking.

Cleaning: Guests must ensure the accommodation is left in a clean and tidy state. Failure to do so will result in a cleaning charge. We kindly request guests to leave the property in a similar condition as they found it, with the exception of reasonable cleaning. By adhering to this practice, we can maintain our commitment to providing excellent value for our guests.

Occupancy of Holiday Accommodation: The Owner allows only the Guest and members of the Guest's party (no other individuals) to stay in the property strictly for holiday purposes. During the booking process, the Guest must accurately disclose the number of additional guests, and any changes must be communicated to the Agent before the rental begins. The property cannot accommodate more individuals than the maximum specified on the website, unless there is prior written agreement with the Agent or Owner. Additional charges may apply if the number of guests exceeds the number stated in the booking.

Check-in/Check-out: Unless specified differently in the property details, the property will be ready for occupancy from 4:00 pm on the first day of the holiday, and guests are kindly requested to vacate the property by 11:00 am on the last day.

Damage, Loss, Theft: Guests agree to inform Owners of any damage or loss however caused, excluding reasonable wear and tear incurred during occupation. Guests should not remove any item from the property. The Owner may ask for reasonable replacement costs. In the instance of damage the Agency reserves the right to reimburse the Owner automatically via the payment method provided at booking.

Access: Guests are required to allow the Agent/Owner reasonable access to the property for maintenance purposes, provided that reasonable notice is given.

Complaints Procedure: If a guest has a complaint, it should be reported to the Owner or their designated housekeeper, who is responsible for property management and maintenance, as soon as possible. If the Owner fails to resolve the complaint, it may be escalated to the Agent, who will make an effort to resolve the issue. Complaints will only be considered if they are reported immediately during the rental period, allowing the Owners an opportunity to address the concern. If a complaint remains unresolved and the guest wishes to pursue legal action, it should be filed at the nearest court to the Owner's address. Any assistance provided by Wildbreaks.co.uk in resolving a complaint related to a booking is done on a goodwill basis, acting solely as an Agent.

Liability: The Agent/Owner cannot be held responsible for any loss, damage, additional expenses, or inconvenience directly or indirectly caused by the property, including its plumbing, gas, electrical services, or exceptional weather conditions. The Agent/Owner accepts no responsibility for the loss or damage of personal property, including pets, vehicles, or their contents, belonging to the guest or any members of their party during their stay. The maximum liability accepted by the Agent/Owner will be limited to the total cost of the holiday paid by the guest to the Agent, excluding other expenses such as travel costs or alternative accommodation.

Cancellation by Owners: The Agent/Owner reserves the right to refuse any booking or cancel any existing bookings if the property becomes unavailable (e.g., due to fire, flood, etc.), with a full refund of all funds paid and no further liability. In the event of a cancellation, the Agent will make every effort to secure alternative accommodation if necessary.

No Smoking: Smoking is strictly prohibited inside the property.

Force Majeure: The Agent or Owner cannot be held responsible or liable for any changes, delays, cancellations, or other losses or damages caused by circumstances beyond their control, such as war, civil unrest, terrorist activities, industrial disputes, fires, illnesses, severe weather conditions, epidemics, actions of government or public authorities, or any other event considered as force majeure.

Waiver: The failure of the Owner to enforce or exercise any term or right under this agreement, at any time or for any period, shall not be interpreted as a waiver of that particular term or right.

Miscellaneous: The guest acknowledges that the contract with the Owner is formed at the Owner's premises, and any legal proceedings between the parties shall take place in the County Court nearest to the Owner's location.
